REWC – Real Estate Word Camp

Denver was the site of Real Estate Word Camp this week, hosted by Todd Carpenter.  It was an interesting day of hard core WordPress topics mixed with blogging techniques and other related sessions.

New gizmos continue to be developed daily. Sometimes there’s hardly enough time to learn one before another comes along and out-dates it.

IDX searches are a good example.  Some have so many bells and whistles on them, I can barely figure out how to use them.  Now considering my experience, what can one expect the consumer to do?  We assume our consumers know how to work things.  We assume they know our real estate lingo and can easily figure out how to use the many ways to find a home.

Reality is they don’t.  All they want is simple, solid search features that deliver good results.  Instead they get to muddle through the multitude of bells and whistles to find a house.  No wonder they go from site to site looking for houses.

REWC had lots of new ideas, I love the possibilities and find myself  jumping for the shiny new toy.  But then common sense wins out when I ask, “who does this shiny new toy serve? Will it benefit the consumer, or me?”

The answer to this question must be in alignment.  If it benefits the consumer, it too will benefit me.

Consumer first.

Always.

Lessons From RainCamp

Active Rain came to town!

It was a full room last week when the Rain Gang showed up.  They came armed with T-shirts, goody bags and a ton of great technology tips with practical applications for them.

This day wasn’t for the weak of heart, the information came with the force of a fire hydrant unleashed on a hot summer’s day.  No one complained we just wrote as fast as we could taking notes and hoping against hope we could remember it next week!

Here’s my Top TEN Tips from RainCamp:

  1. Brad Andersohn’s presentation on the Top FREE Real Estate Tools 2009 http://slidesha.re/2rHprP
  2. Find out what influencers are talking about on Twitter, use Klout
  3. Active Rain now has a University where each day there is another interesting presentation you can tune into from the comfort of  your chair!
  4. Agents are still using Archtelecom to capture leads with success
  5. 74.1% of the population is  now online, 32% spent their spare time on the social web, 94% home buyers are between 24-44, 32% found their actual home online.  If you aren’t online you don’t exist. (I said that! So Google Me already!)
  6. Ben Kinney is a real Pain you might want to friend him on Facebook and find out why. (hint, he sells a lot of real estate)  Ben likes to SaveAWorm Facebook is really about building community and marketing your listings (not so much!).
  7. Save time by syndicating your posts to go from one network to the next. Then all you need to do is show up and respond to the comments.
  8. Twitter is a great way to prospect for leads, if you know how to set up searches. Geo chirp
  9. Feed your website to Wordle, it not only gives you a cool looking graphic, but you can see what words you focus on. Hopefully the consumer and not egotistical you!

Deleting a Connection – LinkedIn

Let’s face it, sometimes social media connections aren’t forever.  Life changes and at times we would prefer not to let someone we are no longer “connected” to be privy to our information.

When this happens it’s easy enough to go into the social media sites and disconnect!  It does take some looking around though.  Connecting tends to be so much easier than disconnecting.

Here’s a short tutorial on how to block a connection in LinkedIn.

Navigate via “Contact”  Tab on the bar, when the LinkedIn Contact page opens there is a Tab names “Remove Connections” to the far right.


On the “Remove Connections” page a pick box will pop up showing all your connections.  At this point “check” the box of the connection to be removed.  Click on “Remove Connections”

You are done!

Dipity is Cool

Dipity is a way to combine your visits and comments across the vast social ocean we call the Internet. It’s basic service is free, but there is an upgraded paid version if you really want to get fancy.

I found it while surfing via Jennifer Rathbun’s site. I liked what she did on her Personal bio website where I noticed her very cool time line, Dipity.

Following that link I had a timeline of my own in about 2 minutes! All that was necessary was to add the RSS Feed URL from 3 of my blogs, my Denver Real Estate Blog, my Denver Photo Blog and this semi-wannabe geek blog. Then I added my Twitter and Flickr username and that’s it. Two minutes flat!

Give it a try, once done you can grab the code and embed it on your own personal blog, like this.

It’s really great for people like me who can’t remember what they did yesterday and the day before…

Thanks for the tip Jenn! And folks, if your aren’t following Jennifer and her hubby Matthew, you should. They tend to be the voices of reason in real estate. Matt is a trainer in Virginia who often delivers important news to me all the way out here in the west!

Linda Davis Presents 60 in 60

There is so much great content already in place on the Internet, it seldom makes sense to repeat what others have done.  I thought I would share this very good presentation authored by Linda Davis from Connecticut and presented a few months ago in my home State of New Jersey.  Yes, it would be  much better to view Linda presenting these tools in person, but seeing it on Slide Share is the next best thing.

Connecting Your Social Media Dots

card.lySocial Media sites continue to proliferate and we social  networkers collect new urls like shoes.  When it comes time to list all the places we can be found on the internet, it’s about as difficult as finding the left shoe that broke loose from the rack!

Having a single composite of all the domains is necessary and wise.  Who knows where your friend is looking for you.  Will they locate you?  The difference between being found and not is up to you.

You’ve taken the time to be present on the web, you’ve carefully crafted a social media plan but now it needs to be consolidated.

I’ve had a domain of my own name for many years.  Initially I purchased it just because I feared someone else would.  It sat parked at GoDaddy for many ages!  This past year I put it into service as a doorway to the many places I can be found on the web.  I used a simple free WordPress template to create it.  Have a look, here.  Looking at it now it looks, well boring!  No, I’ll keep it, but instead of driving traffic there I’ve decided to use card.ly.com instead.

Card.ly is a free service if you are satisfied with the basic.  Even when you upgrade it won’t break the bank.

Getting Set Up

The most difficult part will be remembering all of your user names.  Card.ly helps you to remember with a list of available networks.  I found just looking at the list helped me remember if I had an account there or not.  Lucky for me I use RoboForm so once I went looking it was easy to find my username and password.  (hint, get RoboForm if you have more than two passwords!)

Once you list all your networks, you get to write a blurb about yourself.  When completed, you browse through the rather large gallery to find a “skin” that suites your taste.  Pick one, save it and you have a  very nice looking card.ly!

Spreading the Word

The  next activity is to share your success by tweeting about it and/or embedding a widget on your website.  You can see my Card.ly widget on the right sidebar.

What’s the cost?

Card.ly is a free service if you are satisfied with the basic.  Even when you upgrade it won’t break the bank.  I didn’t think I would spend the $25 to upgrade, but after reading the difference, I certainly will be purchasing the
“Premium Version.”   The extra features are very attractive, look for yourself:

  • no advertisng! Yeah!
  • use my own domain
  • the <nofollow> tags become <dofollow> very important!
  • increased RSS streams.  Ok I know I have too many blogs!  It’s a passion what can I say?

So look over this fun service and see if you find configuring it as easy as I did.

I’m going to use my own domain and link to it from my Twitter profile.  Now assuming anyone is interested they can find out about me and where to find me in cyberspace.

TrendsSpotting's 2010 Social Media Influencers

As we end yet another interesting year of experiencing social media it is fun to review the predictions of others on what the future will bring.  I found this excellent SlideShare featuring Twitter-style micro-blogging predictions.

I believe most of them to be true, particularly the points about “Advertising infiltrating social sites, souring the experience for many.”  (think broadcasting listings on Twitter. DUH!)

And,

“Many just entering the content marketing arena will do so with the old broadcast mentality…they will shout…and turn off their potential audience.”

What’s next?

“We’re going to see an explosion of things that use location.”  OF course this seems only natural. iPhones (and others) have become an appendage.

We don’t leave home without them.

KrisTalks Bakes Baklava

It’s Not Technology but It’s Good!

By popular request (from my lovely daughter, Vali) I am slaving in the kitchen on Thanksgiving eve, making a very untraditional Thanksgiving dish.  When I Tweeted what I was doing, several mouths started to water and my recipe was requested!

Being a dedicated blogger I decided the best thing to do was to share not just my recipe but the actual process of making this delicious treat.  There are a few nuances in preparation that have come to me over the years as I goofed up.  So on this eve of Thanksgiving I will share with the world my treasured family recipe.  (OK that’s a joke, the original recipe came off the side of the box. Really.)  Of course I’ve tweaked it to perfection.

Here’s what you need:

  • A bowl
  • a pan
  • measuring cups
  • a pastry brush (to brush melted butter)
  • a 9×13” shallow baking dish
  • a nut chopper (mine’s a Cuisinart)
  • a range and an oven of course!

Ingredients:

  • Filo dough (premade dough is found in the frozen foods section of your grocery store.  At my store, it’s located by the frozen pie crust
  • 2 cups blanched almonds or walnuts.  I use almonds as my son, Zack is allergic to walnuts
  • 1.25 cup of melted sweet butter
  • 2 1/2 cup sugar
  • cinnamon and clove powder
  • cinnamon stick
  • 1 cup honey
  • orange or lemon rinds (I leave this out because my kids don’t like it.  I love it – such a sacrifices I make for the offspring!)

Before you start:

Fillo dough is a very, very fine pastry.  When you purchase the frozen kind it needs to thaw out at room temperature for an hour or so.  I never open the package until it is thawed. The dough dries out extremely fast, so leaving it encased in the packaging is the best way to thaw it.

When you open the package gently unfold the dough, laying it completely flat on a cutting board or some other flat surface.  IMMEDIATELY cover it with a dish towel.  As you are working each time you remove a piece of dough, IMMEDIATELY cover up the remaining dough.  If you don’t, by the time you get to the last piece it will be dry and brittle.

I use a Cuisinart to nearly pulverize the nuts.  They are reduced to a fine texture much like the texture of the sugar.  It can be done chunky too, guess that’s a matter of taste.  My style baklava melts in the mouth, no teeth are necessary to chew.

Let’s begin:

Mix these dry ingredients together in a bowl:

  • 2 cups nuts (almonds or walnuts)
  • 1/2 cup sugar
  • cinnamon and clove powder to taste

Brush melted butter along the bottom and sides of baking dish.  Place two Filo dough sheets in dish, brush with butter.  Lightly spread dry ingredients on top of the dough.

Repeat using one sheet of dough, spread melted butter then dry ingredients.  Continue until you run out of dry ingredients.

Finish by placing Fillo dough and butter until all the dough is used up.  Typically this is 4-6 more layers.

The final sheet of filo should be brushed with melted butter.

Use a very sharp knife (I like my paring knife) to slice through the dough, cut diamond shape bars.  Yes, this is done prior to baking!

Bake in preheated oven at 350 degrees for 30 minutes.  Then reduce heat to 300 degrees and continue baking until top is a golden brown.

Remove from oven. Cool.

Time to make the syrup, in a sauce pan combine:

  • 1 cup honey
  • 2 cups water
  • 2 cups sugar
  • a few lemon or orange rinds, 1 cinnamon stick

Boil for 10 minutes, allow to cool slightly.  Pour  syrup over the light flaky Baklava.  At first it will seem like a lot, but the dough will soak up the syrup until there is just a small amount in the bottom of the dish. You will have to use your judgment here.  Depending upon the amount of Filo dough you use, you may or may not need all the syrup!

I’ve been told you must wait for the Baklava and the syrup to be completely cool before you combine the two.  But I’ve never done it that way.  Typically I poor the syrup on after the pastry has been out of the oven for about 30 minutes.  The syrup is cooled but still hot.

Now for some tips and tricks

Cutting a rectangular dish into diamond shapes leaves four pieces of baklava that don’t match the rest of the dish.  This a a serious problem when trying to present a perfectly aligned, impressive dessert. So it is necessary to immediately consume those four pieces.  Don’t worry they won’t be missed.

I do suggest you ask for help in consumption as this creation is extremely rich.  Once I didn’t have help and I ended up sick.  Well I thought I was sick, but I was actually pregnant.  His name is Rich. Really. I kid you not!

Confessions of an iPhone Junkie

iphoneI admit I’m addicted.  It is bad, really bad when you can’t imagine life without an iPhone.

Apple’s got me.  I’m not only an advocate I’m a crazy app downloading, texting, photo taking zealot.  I Facebook on my iPhone.  I even Twitter.

Lord knows the world could care less what I am doing every minute of the day, but I certainly do try hard to keep them updated!

My iPhone also is responsible for making new friends.  We share a commonality (addiction) in our love for the iPhone and all things that make it so sweet.

In fact this week I’ve found a couple very cool apps.  All silliness aside this app will make any bargain hunter a believer.

It’s called Red Laser.  Once downloaded to your iPhone you can hold this app over the bar code (you know that label with the lines) and the iPhone will return to you a selection of places you can purchase that product and the prices.

Oh my!  This little app is the answer to many a bargain hunter’s dream.  It’s free too.

From my iPhone I can also do mundate tasks like real estate.  I can log onto my local MLS, post to my WordPress blogs and visit my social networking sites.

Of course all these have those pesky passwords.  Half the time I can’t remember my passwords, so I have downloaded the RoboForm app.  If you don’t use RoboForm to remember your passwords you are probably wasting too much time requesting password replacements, or you living on the edge of danger using the same password for everything.

Check out Robo Form and you will be delighted with what it can do for you.  Now with my FREE Robo Form app, all my passwords are stored for easy access on my iPhone.  With one click RoboForm will fill out my passwords and deliver my browser to the inside of a protected site.  All I have to do is remember the one Master password.

How cool is that?

Amazon also offers the Kindle app.  For all you book readers out there who have been dying for the $259 Kindle, you will absolutely love this.

There is a FREE Kindle app for the iPhone!  Yes, I said free.  Once you have the Kindle app on the phone you can shop at Amazon and have your books delivered right to your Kindle app.

At first I thought the iPhone would be difficult to read on, but then I learned how to enlarge the type.  I can also read it in landscape or portrait mode which makes it much easier to read.

I love the fact I can carry a whole library of reference material in one handy little device.

Yes, the iPhone is awesome.  For me it is as necessary as air.

REBarCamp San Francisco

It’s been only one year since the beginning of the Real Estate Bar Camp phenomenon.  It’s a movement of sharing knowledge on a peer to peer basis.  The camp is free or relatively inexpensive to attend, thanks to the generosity of sponsors.  Thought leaders, accomplished, and conscience competents stand up to lead a group on a topic.  The group contributes, asks questions and some disagree.  It’s all about connecting, networking and sharing.

Seldom does anyone who makes an effort to contribute and connect walk away feeling less than happy.
